Our Process

 

We take every property as a first priority, treating each one as if it were our only listing from the very first moment we receive a listing.

 

We stage the home if warranted—physically or we offer Virtual Staging as well—to make the properties look their very best. We always have the properties professionally cleaned and then take professional photos with lots of light and wide angle lenses. We offer Virtual Tours through Obeo with the ability for Buyers to virtually change colors and materials per room online, making the house their very own. We market our properties on over 50+ syndicated websites and enhance them on the MLS and Realtor.com—with detailed descriptions and as many photos as we can upload. We have full color brochures at the property and we put them on Broker Caravan. Our properties typically attract multiple offers and we negotiate through each and every one looking for the strongest offer and most qualified Buyer and financing—advising our client of the most likely to close on time. We then work hand in hand with the Buyer’s agent to make sure all contractual deadlines are met and fulfilled. We keep the all parties updated at all points in the transaction.

 

For our clients that are underwater in their home value vs. their mortgage balances… we offer free consultations. We sit down with them and explore every option that may fit their particular scenario – whether it be to modify their loans so as to remain in their house, refer a Bankruptcy attorney if needed or guide them through every step of the Short Sale process – helping them to be released of their liability to their liens and selling their property to avoid foreclosure and save their credit. We also offer them an assurance that we want to help them buy again after their waiting period is up – 2 to 3 years after their short sale. We believe that Homeownership is one of the greatest privileges we have as Americans. We have already helped so many of our clients successfully buy homes in San Diego County again – taking advantage of these incredible interest rates and bottom of the market housing prices.

 

We have been selling real estate for over 17 years in San Diego County and understand this market and the various areas. We are problem solvers and have encountered everything—we therefore anticipate issues that may arise and we take action ahead of time.

 

We also provide Full Service Property Management for our Investor Clients as a one stop shop to handle everything in their investment portfolio.

 

We keep on top of all industry changes in Real Estate and the world of Financing. Every day loan programs are changing and we try to anticipate upcoming problems that Buyers may have with a particular property. We know the FIXER market very well and know what it takes to sell a home needing a lot of repairs. We also know the Condo market extremely well here and all the HOA issues that are plaguing many complexes.
